Barcelona, May 27, 2026, Prologis, Inc., the global leader in logistics real estate, is advancing the development of Zona Franca DC1, its future next-generation logistics infrastructure in Barcelona, with construction works expected to begin by the end of this year. The project will be located on a 20,147-square-meter site awarded by the Consorci de la Zona Franca de Barcelona (CZFB) under a 40-year land lease agreement.
With this development, Prologis reinforces its commitment to one of Europe’s most strategic and supply-constrained logistics locations: the heart of Barcelona’s first logistics ring. Zona Franca stands out for its immediate proximity to the Port of Barcelona, Josep Tarradellas Barcelona-El Prat Airport, the city center and the main transportation corridors, within an environment characterized by virtually non-existent land availability.
Prologis’ logistics platforms in Barcelona currently record occupancy levels close to 100%, reflecting the structural strength of demand and the scarcity of available supply in prime locations. In this context, Zona Franca DC1 marks a new milestone in the company’s development activity in Spain and reflects its commitment to continuing to develop prime logistics infrastructures in the country’s main hubs.
The decision to move forward with the asset reflects Prologis’ confidence in the strength of the Barcelona logistics market and in the need to offer new platforms capable of supporting last-mile operations, urban distribution, e-commerce, pharma, food, logistics linked to the Port of Barcelona and other activities.

Flexibility, innovation and sustainability
The platform will be developed as a flexible asset adaptable to different operational needs, with two symmetrical modules, 13 loading docks, two warehouse access ramps and 11 meters of clear height. Its design will support both multi-user operations and potential built-to-suit solutions, as well as configurations adapted to cross-docking, urban distribution and new logistics flows linked to e-commerce, port logistics and high value-added sectors.
Zona Franca DC1 will be developed as a next-generation logistics platform, integrating advanced standards of sustainability, energy efficiency, digitalization and wellbeing. The project includes BREEAM Excellent certifications, photovoltaic installation, battery energy storage systems and microgrid, rainwater recovery, permeable green pavements and infrastructure for electric mobility.
